Conditional Use Process
A conditional use is an activity that may be located in a certain zoning district provided that it will not be detrimental to, and will not impair the integrity and character of, the district in which the use is proposed. After reviewing the application and having a hearing thereon, the Commission may approve the proposed use if it is determined that the use is consistent with the land use plan and in the public interest. Each zoning district has a listing of conditional uses allowed in that district.

Variance Process
A variance relates to the changing of a performance standard such as lot width, front yard setback, and the like. This process does not relate to the use of land or density of development. In fact, the Commission can- not grant a land use or density variance. Variances normally involve isolated situations on parcels which if no relief (variance) is granted, become useless and generally cannot be developed .

Premitted Use Process
A permitted use is an activity that is allowed as a "matter of right"
as long as the proposed development meets the prescribed perform-
ance standards for the zone in which the proposed use is located.
A use allowed as a "matter of right" means that the Zoning Enforce-
ment Officer may approve the zoning compliance permit rather than
the Commission. As with conditional uses, each zoning district has
a listing of permitted uses allowed in that district.

Text Amendments
Just as with the "Official Zoning Maps," the zoning resolution
or "text" may be amended. Any citizen of Macon and Bibb
County, property owner, or their agent, and the Planning and
Zoning Commission may request an amendment to the text of
the Land Development Resolution.
